1. VALUATION OF PROPERTIES
a) To understand completely the requirement of the client as to why the Valuation is required i.e what is the purpose of Valuation, since there are different methods to be applied for different type of Valuations.
b) To ask for all the relevant Papers concerning property to be valued to Know about the History and Geography of the Property. Papers required are Lease/ Sale Deed of Land /Building/Flat showing the ownership rights, Sanctioned Building Plan, Site Plan if any or any other concerned document such as House Tax receipts showing the Zone and Area of the covered property
c)To visit actually the site of property to be Valued to Asses, personally or through Rep. the correctness and other relevant Factors. The Owner or his Rep is required to identify the property as per details given in papers
d) To take the actual measurements of the land / Building to verify the areas on the ground and to account for accordingly in Valuation so that there is no Objection from any Authority at a later stage and correct valuation is certified
e) the valuation is then printed on the prescribed Performa and TWO copies duly signed and stamped are furnished to the Client
f) The Client is at a liberty to discuss his views and possibility of any correction to the extent it is permissible under Rules and Regulations
g) The soft copy of the report is preserved in Computer and can be mailed if so desired by the client
h) The professional charges are kept very reasonable depending on the type of Valuation and Distance of the Property from our Office at Janakpuri
i) Full advice is offered for further action to be taken for tax purposes such as the Construction Cost Indices, The Inflation Cost Indices, Plinth Area Rates for Various years based on CPWD Schedule of Rates, Depreciation per year for the buildings, Prevailing Land Rates Current & Previous Circle Rates for Registry.
